How you know
- Footfalls overhead, heavier than a rodent scurrying
- Torn soffit, a lifted roof vent, or a hole chewed at a fascia corner
- Droppings and greasy staining on ledges, beams and parkade railings
- Insulation pulled into a pile, or a latrine in one attic corner
- Raised soil ridges pushing up through the lawn

What lives here
- Raccoons
- Attics, chimneys and under decks, especially in spring with young. Strong enough to open a soffit and pull a vent right off.
- Squirrels
- In at the roof edge and the vents. They gnaw framing and wiring and cache material in insulation.
- Pigeons and nuisance birds
- Ledges, signage, parkades, rooftop equipment. The droppings are corrosive and a real cleanup hazard.
- Bats
- Protected under the BC Wildlife Act. Exclusion only, and never in the summer maternity season while flightless pups are up there.
- Moles and voles
- Lawn and garden damage. Trapping and habitat work, no gassing.
Treatment
How we deal with wildlife
Inspect the whole roofline, soffits, vents, chimney and crawlspace, and find every entry rather than the obvious one.
One-way doors so animals leave on their own, then permanent sealing in steel and hardware cloth once we confirm the void is empty.
Time it around breeding season so young never get sealed in. That is humane, and for bats it is also the law.
Exclusion hardware for birds. Netting, ledge deterrent, stainless products, plus the droppings cleanup.

- Screen and re-secure every roof, attic and crawlspace vent in steel mesh
- Cap the chimney and fix soft fascia before spring nesting starts
- Cut branches back two metres from the roof
- Lock the green bins and never leave pet food out overnight

Wildlife, asked and answered
Can you poison the raccoons in my attic?
No, and nobody reputable will. It is cruel, it leaves you a carcass and a fly problem inside a wall, and it does nothing about the hole they came through. Exclusion is the only thing that lasts.
There are bats in my attic. Can you get them out now?
Not in the summer maternity season, when flightless pups are in the roost. BC bats are protected under the Wildlife Act. We inspect, plan the exclusion, and fit one-way doors once the young can fly.
